So, this past weekend I was attempting to fix the backyard for the coming summer. I moved the fence away from the pool to make more room. Thereafter, I was in the garage cutting some 2x4’s to make some benches when my daughter contacted me about not being able to open the bathroom door.

I went to check it out and saw insulation coming out from the bottom of the door. I had to forced the door open to find out that the ceiling drywall and insulation came down.

Found an old copper pipe that was used for an older heater. Whoever worked on it left it connected to the main water line and a small leak turned into a nightmare.

I ended up taking down the remainder of the drywall and insulation because it was wet. I took out the mirror and vanity since there was water behind them.

I had to call in for two extra days to finish cleaning the bathroom. I’ve called my homeowners insurance, and I’m just waiting on the insurance rep to show up and do the estimate for the repairs. I was told I can do the repairs myself, but I think I am going to pass on that and let a pro handle it.

Tell me about it. This is the rain you run when buying a used house.

I was able to get my homeowners insurance to cover the cost since the plumber stated it was a recent leak no more than 3 weeks old.

The issues we’ve encountered:
1. The house was built in 1959.
2. Asbestos testing was complete and found positive in the drywall compound.
3. Lead was found in the bath tile.
4. Everything has been demo and waiting on the post-testing result to start the remodeling process.

I was going to do the remodel myself, but with me working OT and my wife working, I won’t have time. I’ve had several contractors come by to give me a estimates.
